And I am closing on a duplex in little Haiti in Miami this Friday. 

Just curious as to whether investors buying multiple units in Memphis ever worry about earthquakes?  

This is CA where we are prone to earthquake.

Can I get affordable earthquake insurance in Portland?

Would it be reasonable to require the tenant to pay a share of the building's fire and earthquake insurance? 

You're better off buying in a zone not prone to liquefaction and doing what you can to retrofit your house to be able to sustain a large earthquake.
