To all bay area investors out there an inevitable question:  Do you protect your investment with EQ insurance?

I've been using an EQ policy for the last year and considering should i continue and renewing my policy. EQ insurance as you may now is expensive. Deductible is high. On the other hand if and when the catastrophe happens you won't be sorry for having one.

What do you think?

EQ, as you said EXPENSIVE.

Ask yourself, "What's my equity in the property?"  

  1. if your fully leverage as much as possible, what are you protecting, the Bank?
  2. if your all-in w/o a mortgage - - BY ALL MEANS EQ

Then there's all degrees in between...
