CA Comm Tenant - Share of Fire & Earthquake Insurance

Hi all,

I'm helping my parents to draw up a new lease for an existing commercial tenant of ours as his lease ends at the end of the month. The unit is in a mixed residential and commercial building in California. 

Would it be reasonable to require the tenant to pay a share of the building's fire and earthquake insurance?

Look up Triple Net Lease (NNN) and the things that get pushed to a Commercial Tenant.
