It really needs an in-depth discussion with a tax expert specializing in real estate.There is a major distinction between a developer and an investor for tax purposes:Developer buys, subdivides, maybe builds and sells.

I love MHP on the west coast they are money.. but I don't like MH s generally you cant fix them most of the parts are special order and such..

The ones I’ve looked at have no rental cap and would rent for $100-$200 over that which leaves no room for reserves or special assessments. 

They are Special Agents, like the FBI, Secret Service, DEA, etc.

I would really talk with a landlord attorney who specializes in evictions, as to the best course of action.

Or does anyone know of any contractors that specialize in historic district rehabs?
