We purchase all of our rentals with the goal of them being LTR's even though we rent 5-6 of them as STR's (Airbnb, Vrbo, Nurse Houses, Insurance Claims Houses) and 4 of them as student houses on 9-10 month leases, the rest are all LTR's.The STR part of the business is the most profitable but it takes the most amount of work and it could disappear via regulations without a lot of notice, we are always positioned to transition back to LTR if needed.

Now, where renting might make more sense would be some old crusty investor guy, single, one foot in the grave, the other on a banana peel, liquidated holdings to cash for the estate, rents to avoid final issues or transition to the nursing home and who still play in RE flipping with others or having rentals under management.

The tenants that I've had have all had solid jobs....Neo-natal nurse with 2 kids (successful garnishment), two women/one kid who worked at Emory in administrative roles, hotel manager/4 kids (current lawsuit) and a single marketing rep/no kids.
