Since most portfolio loans are cross collateralized and cross defaulted, It will allow you more freedom if you decide to sell one or 2 of them in the future.  

Just wondering why the listing didnt just state owner/seller is an agent from the get go, and moreso, just for future reference sake. 

I'm much more educated now and future purchases are going to be much more calculated.

I want to purchase a multi-family (four plex) to rent out, but im concerned that if I get approved for a loan it hinder my future purchases for more multi-family homes.

@Jay Truong I would speak w/ Denise Holliday in the future her company services most of the investor landlords in the valley and can handle the process from notices and on to eviction if it gets that far.

But it is definitely important to think about the future and plan for it accordingly. 

With interest rate going higher in the future, you want to lock-in lower fixed rates when you have the opportunity.
