If I was you , I would ask my agent to provide 3 or 4 comp nearby (with in 5 mil) with detail expense so to  analyze. 

if current owner has a detailed move in inspection, then I would go based off that.

If they have it in more detail and if they can supply that easily to give it to you and why.I would say it is more important to know your plans more so than how they did in the past beyond one year.

So the details: My agent helped me find this property off-market, the previous owner had just passed and left the property to her daughter and she wanted to just get out from it and move on; its a little bit of a hoarder house (the before pics was taken halfway thru demo so doesn't show how much crap was there!)

Lest I get a lot of "you're not doing right by your employer" comments, I often ask for more work so as not to be so bored but I'm limited by my security clearance in what I can do for them at the moment.Without getting into too much detail, while I make a decent salary, I don't have a bunch of money sitting around waiting to invest.

Ask for additional details as to what wasn’t clean and where the wall damage was.
