Hi everyone, I know this is a regular question on the BP forums, but does anyone have any recommendations for a real estate agent and property manager in the Las Vegas area?

This isn't Indianapolis (where I also invest) or las Vegas or Phoenix where you can just endlessly keep expanding the city limits.

I wholesale real estate in Las Vegas and the number 1 advice I could give you is to make your decision based on your own efforts and not others.

By reading Las Vegas housing data and articles online, I’m the half group of people who feel that the house price in Las Vegas will go up for at least 4 more years before any correction may happen.

I was focused on San Antonio TX in search for SFR due to low costs but now I am swaying toward Las Vegas.

I'm sure you'll be running plenty of analysis on the initial properties; however, one MI related aspect I always advise the investors I work with to be aware of is the calculations for Non-homestead tax rates when estimating P&L, as well as cash flow.

I am most comfortable with Denver and the Colorado front range but am open to other metro areas including Salt Lake City, Phoneix, Las Vegas, Los Angeles, San Diego and areas between.

In regards to the Las Vegas market where I am, there is slim to NONE going for a 30% discount.
