I do not think I will find it difficult to meet the 750 hour/50% of work time test. 

I don't have an intense process driven off market acquisition strategy, but I'm happy to share anything that I have learned along the way. 

For 3-4 units do you think it would pass the SS (self-sufficient) test?

If you fail this test, then you cannot really deduct business overhead, such as training or marketing.

The value of the property appraised over selling price but 75% of the total rents did not cover the PITI which failed the self sufficiency test involved with FHA loans on 3/4 unit properties.

So they are definitely very intense.

I have done it and still have some units I'll probably be sunsetting soon.It's not the most loved topic in this forum for some good reasons, but for me it was a pretty easy way to test out short rentals.
