I first got introduced to Tax Lien/Deed investing about 2 years ago, I've bought a couple books to further my knowledge and while they have been very insightful, I feel like I'm stuck at this one spot; getting started, or making that first investment.

I’m brand new at this. 

We may use a property a couple weeks per year, so we're looking relatively close to home (within driving distance).

Once you go out and visit the area and meet with a couple of agents and companies, even if you miss out on the property you went out there to see, there are others that become available.

The couple is divorced. both names on the mortgage. went to auction for foreclosure now. some equity for the owner probably still in property. existing/defaulting FHA loan at a low rate. 

Took home a couple mil.  

So we have a couple options that we're considering as we have access to both NV and TX markets that we would love some insight on:1. 

We ended up getting the price down to $280,000 ($9,750 less than asking) and further negotiated for the seller to install a brand new HVAC system.How did you add value to the deal?

At 20% Down that means only having to put 14K Down.A couple of things t be aware of.

Purchase price: $160,000 Sale price: $263,000 New construction built to live in and sell after a couple years.
