I have some friends that are taking your average $950 a month unit and decking them out with hardwoods, custom tile and stainless.

Then you have to tear down to decking most likely and can have an enormous cost to replace.

Concrete doesn't fly or float, use metal decks. 

We have some concerns, such as the quality of the back deck and the quality of the electrical wiring.

I sent out postcards last week for absentee owners in Denver who were late on their property taxes and I received a call from one guy today who has what seems to be an interesting property, so figured I'd throw it out there and see what you all think.The owner bought the property in August for $99K and he's put about $40K into it (new roof, new deck, new heater, etc.).  

If you did not budget to be replacing a roof, and it costs $6,000 for a tear off and reroof, including replacing some decking, you just lost 2 years of profit for that roof.A 4 family roof will not cost 4x a single family.  

I have looked through the deck pages and all documents I have for the condo and still can’t find any clear answer to whose responsibility it is.

The sliding door to the deck will also be adjusted so it fits flush against the door frame and is not exposed to the outside.
