Hey @Slawek Pajak -- ground-up construction usually comes with points and rates in double-digits.

I don't have StayFi but I collect emails through my Hostfully digital guidebooks and my website.

I could even see places like Baltimore County having double-digit price growth since price points are so cheap.

Amazon is just one example, you can also parse transactions made on the stock exchanges (digital trading), ebay, any company that uses self-driving cars instead of people to drive (uber, lyft), google (think Pay-per-click), etc.  

Additionally, there are some tools available to you where you can bring a certain level of automation to that rental management process (ie. automatically syndicating a single listing to 10+ major listing sites, thorough tenant screening with full background checks, digital lease creation, automated online rent collection, and maintenance tracking).

The only difference between us and most TK's is that we ARE in the lesser priced neighborhoods, as we can always get double-digit returns, after all expenses. 

These currently range from 6% to low double-digit returns, depending on how little or much risk you're willing to take.

So, my guess is it's mainly due to the high humidity. but every contractor that came in and hear the word "mold", immediately add one more digit to their quotes.The reason I agree to fix it is because the tenant claimed "breathing" problem.
