That hassle in my opinion is actually getting it staged properly and implementing all the necessary systems to provide an awesome product.It took me about a full 6 months to get my AirBnB almost completely automated and now it's a breeze.If you are in a decent location and have a great product your Airbnb will do well.

I also inform my guests of this in an Automated Post-Checkin message so that they are aware of the intention.It's worked well for us in Poconos, PA where temps get icy cold! 

I don't reply right away so I don't seem needy, so when Gmail shows it was received 2 to 3 days ago, I know it's time to reply.when I look at the oldest and see my last communication was around 30 days prior, I know it's time to follow up.Not sure if Gmail has reminders or automation, but it's a good free option for people who are figuring out their processes

I own a 4 bedroom townhome in Kissimmee and we manage it from long distance and it was A TON of work up front but now I spend 30 minutes to 1 hour every week because we have automated so much. 

As suggested in a few different ways and to summarize, automated rental analysis is based on actual rent data, be it Zillow, Rentometer, et al.

I want to optimize my time, find ways to automate, but I haven't found many good options.If you receive bills & receipts & statements by physical-mail (USPS), or in person:* must scan them into a PDF to file them digitally; then file-away the paper, or shred it.* not everything arrives as paper, so if you file the paper away, you can't search your paper-files to find everything later - files are incomplete - unless you print every digital file you get, and keep TWO sets of files (physical + digital)!

There is still functionality for quick, automated reporting and obviously no cost.

An automated CRM of any kind seems like a must have these days.
