You'll pretty much see the same stuff over and over again; granite counters, Home Depot kitchen cabinets, pergo, berber, or tile floors, tan walls, white trim.

They have a cookie cutter approach and everything else gets trimmed away.

Even if its just changing from one type of trim to another, we will have to go return and purchase something different which takes away time.

When I do reno work I remove the old trim and Remove loose plaster.

When I was first starting out in Milwaukee, I bought a 3 bedroom SFH as my 2nd Milwaukee investment.  3 years later the tenant moved out and I rehabbed it by painting the entire interior (walls, trim, and doors), adding new doorknobs and refinishing the HW floors.  

I also am needing a handyman to do some small repairs at my rental (window needs to be fixed, some trim work).

.- I like that second to last paragraph, since I know there are a few minor things we want to address right away- loose trim, hand rails, smoke detectors- and I plan on clearing the basement of all junk.

It was hard to tell before because everything was so ugly that I didn't notice (windows where installed repeatedly over each other with 50+ year old worn trim).My conundrum is that I am trying to add trim around the windows, and can't think of a way to hide the above problem.  

Here are the details.SFR 3bd 1ba 2 car detached, very nice home all hardwood floors and finished trim, central air, new windows, furnace and hot water heater. 1368 sq ft.

And that my $10k in rehab will add new landscaping (replacing some dead bushes, trim existing landscape, adding grass), granite counters in kitchen, a thorough cleaning, and some paint.
