Does the cab shop have a few million visitors a year?  

The area is beautiful and the return on investment is great, with families being the primary visitors.

So far I am running ads, boosting post and re-marketing website visitors.

If there are any meaningful services provided to visitors, more akin to a hotel or B&B, then there is risk of UBTI exposure. 

And you are correct, you always have to watch out that you are getting advice that is suitable for your particular situation. 

Im going against what I know as usually i would have some way of capturing the leads/visitors (with an opt in form) but results are pretty good for me at the current moment.
