Pure speculation there, obviously this was an opportunity to expand on your text book experiences, I don't really agree with all you mentioned, but I have no idea why you mentioned me for this speculation.

Capital appreciation can be a lucrative, but speculative investment.If your strategy is to benefit from immediate cash flow of high yielding properties (7% to 12%), then another option is Japan, but outside of Tokyo.

Because this money is coming out of a portfolio of highly speculative mining stocks that redefine 'volatile' I'm not going to get choked up if I lose money here and there. $80k swings in a matter of days is not uncommon in this basket of stocks so losing money in any reallocation of these funds is acceptable as long as the degree of risk is rewarded over time.

But, this is all speculative and never tried to do it myself yet.

IMO, Land appreciation is always speculative even when you know there are projects that may increase the value.

IMO, 1 & 3 are speculations and sensitive to the specific situation. 2 will be a factual and ongoing problem.

The only reason to rent is if you see massive appreciation coming your way, which is pretty speculative in my opinion.
