Well, I've come back to real estate but in a different arena - buying and selling paper (Seller Financing Carry Backs and NPN/REO bulk transactions)I am green, yet ripening like a piece of fruit in a paper bag overnight.

Putting the shoe on the other foot, what's the value of your mom and sister allowing you to be in the company and share in their fruits of labor?

My question is: Is there much of an opportunity in raw land flipping in this type of rural setting or should I focus on more concentrated counties that have tourist value?

Raw land takes longer to sell.

The local government has been investing a lot in urban renewal and those investments are starting to bear fruit.  

Paying down a little debt but we own our own little home, and the adjacent lot which is pretty much raw, in a good hood.

To reiterate a point that Joel Owens made, the lowest hanging fruit becomes liable for the amount in the event of a default.
