Otherwise, I still agree with the small multifamily approach but please, please stay away from cheap properties in bad neighborhoods that seem like cash flow machines.  

After he lost that "cash machine" he lost a few other properties that were highly leveraged.

Also the post office told me once I buy the stamp machine each stamp will only cost between .20-.25 cents.

Are there laundry machines on the property?

I own it outright and it's a cash flow machine even with a loan on it - It's worth around 70k and rents for $1,350. 

Anyway there are tons of old, outdated printers, monitors, fax machines, software, pieces and parts in the commercial building.

Also, I would post hours of operation if the machines noise could disturb nearby tenants.In short set the expectation right from the beginning and fairly enforce.

You will really build a cash flow machine by doing that.Best of all, what did it cost you out of pocket to unleash this great machine you created?
