I would stick to your guns and don't give him the optionality to stay beyond 1 year without your approval. 

It’s a strange set up, and even typing that makes me feel gun shy about HOA’s!

I think you're jumping the gun.

Put a water-gun to my head and ask about 24 months out and I'd say that values will be the same or lower and that interest rates will be higher.  

It's forced discipline in the sense that you don't have to decide every month to put more money against your mortgage and then figure out how much you can afford (it's done for you through your regular income and bills), but it's not a gun to my head.

I use 1" air gun finish nails in the end cap build ups, contact cement on the end caps, and polyurethane the sink cuts and the exposed edge where the dishwasher is.
