I had a realtor and convinced a family friend to be my eyes and ears on ground.  

Also basement or ground floor units sometimes rent for a bit less.

Over the long term meaning the 25 years I’ve been in my market, I’ve never seen the bottom fall out if you’ve held your ground.

If you have friends or relatives in other areas, leverage their expertise of the area and they can be your boots on the ground (don't abuse their time of course) and you can reward them financially if a great deal comes along!

There are lots of great markets  but  even the best property can turn into a disaster if you do not have the right teams on the ground. 

Does it say that unlawful activities are forbidden and grounds for eviction?

Where do you have an advantage in the form of local knowledge, boots on the ground, or insight into the local economy?

Hi,I recently purchased my first duplex property that I am living in in Jersey City.I would suggest that you read as much as possible about house hacking (the term used for purchasing a property and living in it while rentig out part of it).In Jersey City there are quite a few properties that are legally a 2 family, but have 3rd unofficial unit on the basement or ground floor that is not something that you could legally rent out.I would suggest looking into buying one of those and living in the 3rd unit.This would make it much easier to cash flow or at least live for free.Best of luck with this.
