Another school of thought is jump in with both feet and learn fast "jump, then build your parachute on the way down" There are many books available from this site and others, the bigger pocket books are fantastic and really do a good job of getting you up to speed quickly, my suggestion would be to start with "the book on rental property investing" and then the BRRRR book and see how you feel after those two.

Older properties have cast iron plumbing which if well maintained are fantastic but the cost of repair or replacement can become very high.
