We have three units that are "garden" units with cement sub floor.

As is typical with old-school landlords, the units are all on month-to-month rent and way below market value (rents range from 600-800 dollars)The people that live in the units are poor quality tenants: many of them smoke in doors and the building smells like crap, they are very messy and I imagine they are hard to deal with based on my understanding of low rent tenants.I have been unable to enter any of the apartments themselves because they are all occupied, but I am just going to go off the assumption that all four units will need a complete renovation.

Is anyone direct mailing / marketing in Livonia, Westland, or Garden City Michigan?

People like to keep their cars parked indoors, it’s very situational.

I can't imagine some ladies garden club wanting me charging out the door on my 20,000 pound diesel powered forklift to pick something off a truck.So here is my question, Real Estate agent seems kinda tight with the current owner.

She is so nice (she spends hours in the garden which looks like a postcard, and they take care of my rental as if it were their own home).
