However, I am still curious if home owners are willing to embody the management companies themselves if properly equipped with the infrastructure.

Can we find good (enough) equipment in that range.

A national bubble brought on by a overheated RE market I think is a real stretch in the foreseeable future.But you are correct on the cash buyers and the reserves and the pullback by banks forcing investors who are better equipped from a cash standpoint to buy.  

Feels bad the 11 year old son's x-box and sports equipment are locked up.  

Imagine you have 100 rental properties, you'd be at the point where you'd much need your own lawn service crew, equipment, truck, etc.
