Those still lending become extremely cautious and demand draconian terms, like 40% down, and expect you to show very healthy financials and liquidity.  

Starting to get back in...but being cautious.

I have been CAUTIOUSLY doing this, as I remember 2007-2009 when the higher price points damaged many investors due to their overexposure when the crash took place.  

Little mistakes are compounded as you increase the units, but if you have local support, I would cautiously go big!

Also if comps are at $100 sq ft and the auction is that low I would be cautious just due to the fact if it is that good of a deal an experienced investor would be all over it, but homes slide through the cracks all the time so hopefully this is one for you.

I also realize that the work I plan to do in real estate will indirectly or directly in some cases affect the many foster youth that I work with and am connected to which makes me want to be even more cautious in the wholesaling business.

Hi @Jeffrey Edmiston - A few things.  1) I would at least be a little cautious about an owner that suggests seller financing. 

Please be very, very cautious here. 

one thing about student housing is that i would be very cautious about which markets you may choose at this time.
