Student Housing - what to watch for

I just did my first multi family/ apartment investment in a Student housing apartments. I had been doing single family rentals thus far and my financial and cashflow analysis were primarily based on SFR models assuming that a multi family would achieve better cashflow primarily because of efficiency of operations.

Wondering if that assumption is correct. 

The property I have acquired is 70% occupied and is achieving a positive cashflow at 66% LTV. The average occupancy rate of area is 85% and this property has closest proximity to the campus.

My analysis had been if I were able to improve occupancy to 85% it is a good deal. But this has been only a paper exercise this far , having no experience in Apartment or Student housing is making me a bit anxious if it was a right deal. 

Any advice you could offer from your experience would be helpful.
