Explain your position to them that he doesn't meet your background check standards that you use for everyone, explain that you understand that since he's on the voucher whatever lease they have needs to include him and you can't accommodate that, give them ample notice to move out (perhaps more than whatever is your locality's minimum to show good faith and appreciation for the quiet tenancy they've given you), take the couple week income hit to find new tenants and move on.

Now, that our tenants, who at first agreed in May of 2019 upon signing the lease, to direct deposit their rent and paid for only 1 month, then said their bank can't do it and continued paying by checks (every month on time, never late, except once), then they asked if they can have a cat despite that their lease does not allow it (only dogs, 1), after we accommodated them with a cat, they said a month later that the floor in the hallway broke, but didn't allow us to come in to repair it (or any flooring contractor, except for their own relative, whom I did contact per our tenants' request, but he was "shady" with me on the phone about his payment structure for his services and I respectfully declined it).

Consequently, I've had to invest thousands in installing washers and dryers, along with new water and 220V lines to accommodate this demand.Ultimately, the confluence of high-interest rates and the exodus of high-end renters who can support higher rental prices is putting significant pressure on our profit margins, property appreciation, and overall property values.

From everything that we have learned from this post, it's necessarily the cash purchase as much as accommodating the seller to close the deal.

Some tenants pay nothing and section 8 pays 100% of the rent...so you have to adjust rules to accommodate them. The Housing Authority is also now paying 110% of the fair market rate in many cities now, so it's made it a no-brainer for property owners and landlords.

We're not talking in this thread about people who have lost all sense of reality, but those who feel the need for an emotional support peacock, and expect you to accommodate them.

I'm sure there are ways to re-word the lease to accommodate that, but I didn't look into it that far.
