So I've recently rebuilt my website and have apparently stumbled upon some magic keyword combination that has gotten me more leads than normal over the past couple of weeks...

Of course the real magic starts when you get multiple of these and rapid pay down one of the properties at a time.  

Equity is a magical tool. 

But I'm not sure that makes it too much easier.I don't think there is too much magic in finding off market deals - just work.

My approach used to be to pull the real-estate agent lists and then do a bit of Excel magic to determine who's actually an investor.To further explain, many of the real-estate folks that have an active or expired license are actually investors.

Communication with PM is curt but then magically, a week later, it was brought current.

Second post like this this week (at least), and I think people looking at STRs as the magic bullet need to be extremely careful.

Of course, this time is also used as an opportunity to gain rapport and do the salesman magic. 

But there's no magic in that either. 

@Jaime Botello  there is no magic formula to finding off market deals or any website that I have found that lists awesome deals for everyone.
