As I’ve been growing my portfolio of SFRs, a thought dawned on me.

Needs roof and plumbing immediately, contains mold in finished attic and unfinished basement, active Knob and Tube but was not an issue obtaining insurance, needs GFCI upgrades throughout, some masonry work on porch, chimney and exposed foundation, wood/stucco siding both in rough shape, poor grating, needs 2 bathroom remodels and 1 kitchen, 2 range, 2 dishwasher, 1 fridge. 

My processor Dawn is really awesome and knowledgeable especially with shortsales.

You can get a basic Whirlpool fridge/dishwasher/range combo in stainless for $1,500, less if you look hard and don't care if they all match, and it won't look any worse than after the first renters move out.
