I’m a big car guy and one thing this reminds me of is when car guys get mad at manufacturers for building boring ugly cars not realizing that enthusiast’s make up a tiny franction of the car market, similarly biggerpockets is by definition a housing enthusiast’s website, the only reason I engage so much is i really don’t want to see investors lose their shirt in this market.

I've seen some investors spend so much time on due diligence and gunning after the turnkey company that it really does start to put the company in a bind for having to continue holding the property and turnkey companies usually move fast and have no interest in working with someone who will hold them up that long [often emotions-driven on the buyer's part] and they will refuse to work with that buyer.

Boy will that will get their attention and maybe you a gun fight.Ok so at some point you have a Purchase and Sales Agreement at a ridicuosly low price and you are looking to find a buyer in less than 30 days to sell this agreement to (banks and lenders expect a traditional 30 day close).
