----------------You've got to be formal, you've got to be classy, you've got to be personal, you have to think hard about how what you say could be taken by someone who is demonstrate that you know something about the property to express significant interest, you've got to mention in this market that you're not going to ridiculously low-ball the owner (even though, well, of course you'll try), you've got to mention that you can close quickly.

The takeaway approach of we only want people who are committed etc, and having you act like you are applying,...it's a sales tactic truth is he will take anyone that will pay..from personal experience if you express interest they will start bending over backwards to try to get you in- I negotiated I didn't want to pay 5k for a course and then pay 200 or 300 bucks/whatever it was to be part of their forum every month after that.

@Steve Dowding, The other QI was expressing what the IRS position is - They don't really care so much about how much your profit is as how you reinvest.
