basically my problems with the course were 

1) by far my main and only real issue of why i'm here - promises of course material not backed. 

2) course material lacking in substance for price more of what you'd find in a $250 dollar course or for free on this site/youtube.  Also lack of detail in some respects of the mechanics of setting up the technology. And didn't agree with sending first mailers out to broad equity list.

Took the plunge on 5000 wholesaling inc course few years back and though didn't find it that helpful for several reasons I'll discuss below, had no intention of giving a bad review about it until few days ago when I decided to get back into the off market and realized some of the documents included in the course I didn't have - (sales contract wholesale inc uses and the lease option course by joe mccall which was promoted as an add on to join the program at that time). Called Wholesaling inc to no avail -  only way to actually get someone on phone is to add your name as someone interested in a new coaching program to buy to then someone reaches out. Finally got transferred to someone else who essentially said yes you paid 5000 dollars for a course but.. I can't give you  simple sales contract. Figure that one out - And that the lease option program wasn't in the agreement, which is 1000% false and other people can attest to...very rude, only said I can give you access back to the portal which was lifetime to which I said it didn't contain those documents (no idea why it didn't) I think they might have been in the forum - but was told the tribe forum is now extinct. Pretty upset I said I'd like to speak to someone else higher level - promised a call back that day and heard nothing back. .....As I am writing this today I have come to realize the listsource login that I have that is promoted LIFETIME is inactive and not able to login ! 

Long story short - I learned once you are finished with the program you are nothing to wholesale inc. And I don't expect anything, just the documents that I paid.

But, there is NO customer support for former members - the only ally you have is the person who signed up and earned a commission - Darren was mine - but he left the company right after I took my course

Tom seems like a nice guy but his approach of teaching is a herd approach like cattle and he is in it for $$- make no mistake he probably makes more money teaching than he does wholesaling .  Everything is a group with 30 plus other people, his va assistants also suck for his teaching business, hard to reach anyone or get responses. ...I find his recruiting pitch to new people very disingenuous. The takeaway approach of we only want people who are committed etc, and having you act like you are applying,...it's a sales tactic truth is he will take anyone that will pay..from personal experience if you express interest they will start bending over backwards to try to get you in- I negotiated I didn't want to pay 5k for a course and then pay 200 or 300 bucks/whatever it was to be part of their forum every month after that. I was told no problem we will get that waived... after we agreed to it it was crossed off when i looked at the contract at the end. ...was also told the price is being raised to 10,000 next week so I better sign up now , and here we sit years later I don't think anyone has paid 10,000 so perhaps that was an intentional non truth sales tactic, those type of things are red flags...Just needs to be pointed out he is no different than your average spammy guru putting out video after video who is at end of day charging an expensive product for very little info. Reason those have a bad reputation in the industry.

Information in the course is just not worth 5000. Sorry - I can tell you whats in the course just by listening to a few podcasts or browsing this forum.......pom poms, telling you to take action, being in a group and realizing you spent $ on something, - that may be worth it to you but the information isn't. For me the whole rah rah thing wasn't my style.

His main lead flow of direct mail for newbies was targeting homes of people aged 60 years or older, owner occupied, with at least 40 percent equity. I think it is too broad of a list in some markets my response was less than 1 percent on a few thousand mail campaign, also at a time, I didn't know it then, when he was starting his TPP program within the next few weeks and cold calling was the better way to go.
