So long story short I tried to help this woman out and register her property with the building dept as a vacant not fully understanding the fee structure and they disclosed a balance due amount on her property of 13K.

I just got a call back from my direct mailing from a woman who is looking to sell her property so she can move to Florida.

But, then again, that would bear itself out in the cash on cash return...so again I think I'm getting too cute.  

If you do nothing else in real estate, you will have succeeded by getting into a fourplex as a young man or woman with only 3.5% down.

I'm not sure if she is investor friendly but she is a hard-working woman who know LG well. 

I feel much better in my rental properties where I have been there around midnight ALONE and felt okay as a single woman walking to my car at night.

For you guys out there wanting advice for Cleveland props, I learned this market from a very successful woman that got very wealthy here doing this!

When we first got married in 1993, there was a cute little 3 bed 1 bath bungalow on about 100 South 750 East in Provo.  

I.e. people who need to sell a house, a woman going through divorce who's alimony isn't finalized and old house needs to sell, two people with great jobs and income but who can't front the move-in expenses (which raises red flags ... if move in expenses are a problem sounds to me the person is living paycheck to paycheck which even w/ good credit means they are one job loss away from disaster), couple people who say they want it but don't want to move in for a couple months etc.  

Then use that information and approach it like you're helping them solve a problem, rather than like you're a sales[wo]man trying to snag a deal.
