My concern is that on county tax website the original home specs are there.  

In my jurisdiction we have a few brokerages that are not Realtors, there are some spec builders here that are pretty active but don't really need to pay for MLS access and all the other fun stuff.

Would love to be able to increase volume if enough good deals are available, but also looking into spec building/pop tops type deals.

@Juan Diaz We are spec builders and have been developing real estate for over 30 years.

During that period we've also invested in rental property and have started building spec homes in the Charlotte market.I am so grateful for everything that BP has given me over the years in terms of knowledge and connections and I cannot stress enough how vital BP has been to the small amount of success I've achieved thus far.

My partners and I built a spec home(our 1st deal) and it had two appraisals at $700k.After 3.5 months, no one had shown interest in the property.

I have experience with spec building (was a licensed home builder) and a little remodeling.

The building inspector is asking for specs on what type of bolts should be used to attach the lally column plates to the footing and the architect blew up (said he wasn't an engineer) and called the town and took himself off the job as the architect on record (I kid you not). 

Another factor was the tariffs that went into effect.Now, I have a spec house project I designed near Raleigh that is three times the size of this one and is being built for less than half the price per sqft.
