I plan to hold this property towards retirement as it's in the area I grew up (obviously anything can change).I am receiving conflicting statements from contractors/friends/family on which roofing option to go with.

The terms would be a 30-day closing with a 10-day inspection period. 

This is my second year being a landlord and the amount of maintenance and repairs for my rental have went up.

Maybe you can help the investors you meet with all the miscellaneous tasks involved with investing like picking up rent checks, turning over properties for new tenants, or even just driving by occasionally to make sure their properties are in good condition.I'd also recommend spending a lot of time looking at all the homes you're targeting in your area, both online and in person.

Dave cool article but there  are other benefits like ability to get Loans based on the STR etc which you can use to scale up.

so i've been reading up and listening up as well. 

It’s not really enough for me to be comfortable leaving my full time job so I’d like to learn how to use the equity tied up in these properties to scale up & get to where I want to be asap. 

Using a queen sheets is a very practical solution since the dimensions are close enough, though like you mentioned it will be a bit long on one side.
