If he was originally on the application you should have discovered the seven evictions (pro-tenant) and gave a big fat NO to rent to them.If he was not on the lease then monthly inspections should have shown unauthorized tenants and also condition issues with the property so you can evict early as possible.

It's been going good so far, but there seems to be many Tk companies in Memphis and I'm afraid the market is saturated with rentals.Does anyone do business anywhere else as far ask Tk goes?

I also completely understand that if you're running many rentals you can't waiver at all and therefore this guy would be told a big fat no, but since this is my one and only rental I feel like I have a little more flexibility.

I don't personally recommend the market anymore, one major reason being saturation, but if you do want to buy there you certainly can.

@Peter Vekselman  was not insinuating your a wannabee wholesaler my point was I could  see wanna be wholesalers not running title and getting fubared at the end.I just bought one in Charleston again exact same issue.. wholesaler brings it to me... we decide on price.. only to find out the lady owed more than what they were selling me the house for .. they were bummed  what they thought was a fat deal turned out not to be I still bought it but at my terms not theirs.
