The level of financial sophistication it take to optimize both leverage and cash is a bridge to far for most on this site, so while I agree with your position that cash is better than debt, I think you are in the minority of investors who frequent this site when it comes to having that capital structure. 

Given the cost of turnover in this case, it's often better to solve for total vacancy/turnover costs rather than just optimizing rental amounts.
