You really want to stand out and be in the luxury space there.In West Central Pinellas in particular, you're looking at around that price point as the median (420k) and average (530k) sales prices. 

The others were all smaller  and less luxurious and had actually sold in the $500k to 550k range previously.

I think that makes perfect sense and gives a bit of a look of luxury to a boring space, I also think my contractor will shoot me if I make another change to their scope of work, lol!

Down to the studs, raised the ceiling, added a toilet room, nice, but not "luxury" finishes. 

For example, if you current investment is a luxury 4/2 house and tenants are paying market rent, taking care of the property and plan to stay for a while, it may be best to keep it as is.
