For more risk but more potential growth I would view places in Brooklyn and Queens. 

Elizabeth, It would be hard to break the lease unless the landlord is willing give them the different of the remaining on the lease and a full deposit back.

I would like to start my own thing asap and wanted to see if there are any veteran investors or rookie investors like myself who is interested in Queens.
