The good MF deals are moving quickly and waiting 24-48 hours for that piece of paper has cost a couple people deals.

Unfortunately , if you are really short on cash, Fund and Grow may not be an option because it cost a few thousand dollars and it does take several months. 

Cost a ton of money and had problems with taking responsibility. 

@Cody Costa, commercial real estate (mixed-use, multi-family, office, whatever) is valued based on NOI and Cap Rate.

This is going to cost a good amount of money so you defiantly need to have a contract to purchase before you spend any money on due diligence and approvals.

@Elise Marquette,Yes, We've talked about doing that but it cost a lot in fees to refi the VA loan so I'm wondering if I should hang on to it.

However generally speaking these are cash and carry plays.. usually something like  Nik Steve Jay all go in pay cash . the resale of the lots generally are on terms.. you may find some cash buyers.. but you have to be in a position to do seller carry back.. one reason is well and septic system road improvement to the building site  bringing in power and tele this all cost a lot of money..
