Appreciation is your only bet here, and there are risks and know-how involved with that (I'd also argue right now may not be the best time to buy if appreciation is the play....due to position in the market cycle right now).

It might be worth arguing that the appraised value should be used for allocations, and so maybe if you have a nicer than normal unit it would make sense to get an appraisal.
