If your company is ABC INVESTMENT, it can be ABC INVESTMENT SERIES 1, ABC INVESTMENT SERIES 2, etc for each property.

I am using the method from the Rich Dad Poor Dad book the ABC's of real estate investing, for figuring out offer prices.

It would be painful to have to revisit this in 15 years and try to argue your case.

One can argue strong competition, but another can say people just cannot afford a home so they stay renters.

And, I could argue for the IRA to not hold title to property... only control it and reap the profits, using loads, options, etc.

Though it took some arguing, the city of Arlington finally capitulated and honored it.

I know I would hate to stand before a judge and try and argue that my "custom" form should contractually obligate someone to sell their property to me.

Appreciation is your only bet here, and there are risks and know-how involved with that (I'd also argue right now may not be the best time to buy if appreciation is the play....due to position in the market cycle right now).

It might be worth arguing that the appraised value should be used for allocations, and so maybe if you have a nicer than normal unit it would make sense to get an appraisal.
