@Jeff Rabinowitz, to be honest I have never heard of this guy. 

To be honest I do not know why the long wait with @Barb Getty property but some counties are different after they spot check some items on my unit they can back two days for me to sign off on the inspection.

To be honest, I found that a deal is FAR more important than bringing cash to the table.

@Curt Smith, to be perfectly honest, I haven't been using this at all yet... because I'm not entirely sure how to target good sub2 leads.

The way you approached it - honesty - is the best way.

To be honest I was trying to figure out which is better of the two; making offers over the phone, which I read isn't an ideal situation or sending an offer in writing, which could get expensive.

No, honesty is not always the best policy, and this is one situation where it's probably not good to be "that" honest.

So far I have not taken the time to develop a real database system and to be honest I would rather not reinvent the wheel.

It's honestly making me suspicious of their honesty from the start - surely they should have realized this fact long ago already, being in the market for 8+ years?
