Should I wait until they leave (dont know when they will move out) or offer them reduced rent for a few months etc due to the noise of construction and now having to share the area with another renter, am I even allowed to do this?

Cons = more wear and tear, noise, have to pay cleaners, more work and communication (more risk overall), somewhat seasonal in ChicagoLongterm = Pros = Longer-term stability, less work, less communication, known return.

Sometimes my wife is a little bit unhappy house hacking because she will hear the tenant making noise or coughing or something and she did not experience my 24 years in the B&B so is not used to this!

Unfortunately there were lots of problems with noise complaints.
