I love learning new things through podcasts and audiobooks but I am hoping to learn on the job very soon.I am so grateful that we have access to so much information online and a community like this.

First of all, I'm so grateful to BP nation for all of the information and advice.  

If you are fearful of them tearing your house up by terminating their lease, and they leave the house in shambles in retalitation then I assure you without any question that these are not as good of friends to you, as your are to them.terminate the lease, they can be grateful for the subsidy you have provided thus far or not, but you should not pay a renter to do what they are supposed to do.

I do not suggest this method, but I'm grateful for the experience.

Maybe you would consider a renovation loan from G rate similar to a 203k but without the UMIP?
