There are many self-managing investors on BiggerPockets, but I would argue the majority of them would be better off if they hired a good PM that understands the market, knows/obeys the law, has a good network of vendors, uses professional policies and procedures to nip problems in the bud, inspects regularly, documents everything, etc.
