I'm a woman investor so I hear ya!

It's a cute place and the numbers work for a little cash flow but I agree that you could do better. 

Imagine if you just STICK TO IT, always marketing, always talking to people, being genuinely interested... deals like this will happen more and more.I remember getting a call from a woman that put one of our postcards on her frig and finally called us about 8 months later.

I know this will not generate cash flow while we live there but as we improve the units and move out in a few years I suspect this house will cash flow well and be a good transition into a buy and hold.]The numbers:Purchase price $135,000Unit rents currently 400, 600, 800PITI $600The reason one of the units is renting for so low (400) is because the previous owner of the home (and 85 yr old woman) wanted to stay in the home until she died, so because of that we agreed on a low rate to accommodate her.

You just have to find the right woman for you...There's likely a married couple that loves the middle of nature lifestyle.

Does anyone have tips on how to communicate with a middleman (or woman) so my services offered get communicated to the homeowner.

I just got off a phone with a woman who was very inquisitive about my letter.

Some of you may think, cheez, this woman needs to jump of a cliff.

@Jeff Dimock Hi, basically both, I am investing from Israel in the long term, but I attend to be physically present for inspecting and closing the deal.my investing strategy for the moment is to buy and hold rental.I'm looking for 3/2+ single home - cute/sexy - great condition - ready to move in -good neighborhood - good schools - 15-30 minutes from everything (work, school, restaurant etc....)sorry if its sound like I want it ALL but I prefer getting less in my cash flow and having no riskthan having high cash flow and many things to worry about!
