I posted a response, too and hope it passes the "moderation" as all of my last posts on the original article did not.

Believe it or not, I ACTUALLY have SOME Moderators get complaints because I put photographs or bolded words... 

Assuming headache was not an issue, what would be the best long term ROI in a city with moderate economic and population growth?

Not sure of the forum rules, so I'm assuming a moderator removed it.

.- I have aboue 10-20k that I could put down, but that would basically exhaust cash reserves- A 50K mortgage would be payable out of the excess earnings from my business with a moderate margin of safety (after paying the rent for the place I live and work out of, see note below). - While I haven't been pre-approved yet, I've been ballparked at 125K as the max loan I could take out. 

Maybe a moderate outside kitchen to go with it depending on price point of house and some nice landscaping.

At least emliminate the cigarrettes and alcohol.
