@Ross Denman How long do you think it will take for the King Common, 16Tech, & Riverside projects to jumpstart things?

As Evan accurately pointed out, using a price per SF does not ever take into consideration the difference in costs between a $100 light fixture and a $1,000 fixture.

@Evan Polaski That is also part of my thought process beyond just the numbers on the P&L (more intangible aspects).

@ Jared & Evan thank you You are absolutely right I got my first Duplex using a LLC, and I will probably don’t use one again to purchase residential properties.

Yosef,I agree with almost everything @Evan Polaski stated above - except that I would always go with a 30 year mortgage, especially since right now you can lock in cheap financing. 

@Evan Polaski thanks for this information - so how is everybody able to get in real estate investing with such low down payments?
