We are already facing severe shortages and we are not even at the peak.

Both times we had to go there to get the work done as there was a large shortage of contractors.

Our tenants know that kind of landlord 'flexibility' is hard to find and they reward us by staying and staying and making good on those payment plans.Only 5% of the housing stock in Akron has been built in the last 20 years and it's unlikely to improve since we are still very slightly declining or flat in population growth.and lastly there is a HUGE shortage of affordable housing (and an even bigger shortage of 'decent' affordable housing), especially since 2008 when the market was decimated and so many properties were torn down.Anyways, I sure hope I'm right because my portfolio is heavily weighted with 'C/D' one bedrooms.

Typically the less affordable markets have appreciated more because they have multiple of the following: population growth, diversified economies, nice climate, housing constrained, rising incomes, large variety of entertainment opportunities, housing shortage, high paying jobs. 

Although there's an inventory shortage, investors are still able to find something house-hackable; a little creativity in the rental strategy is all you need.

The city still has a housing shortage as well.Having seen the market since 2018, it's hard to really "time the market".

I’ll caveat that statement by saying that I wholesale in the Phoenix market so there is no shortage of buyers here.
