@Chris Price I will be interested in the answers to this, but it seems if you ask 100 people you will get 100 different answers.

These people are clearly the victim of some brilliant guru who told them how to retire early/escape the rat race/be their own boss/etc, but forgot to mention the part about it being really tough, and like 95% of people (rough estimate just from my brief experience here on BP) fail. 

I'd avoid buying anything in Lawrence Township because the judge there does not like evicting people for non-payment of rent.  

It is quite frustrating for sure and there are no shortage of people who take advantage of others but, ultimately, unless there is significant money you are loosing ($25k+) from this due to their lack of disclosure, it usually isn't worth your time.

With this weekend hitting 116 on Saturday and Sunday, the A/C cannot cool to where the tenants want it.

When looking into getting my first flip or rehab house there are all kinds of work that I am curious of and other people's experience.

I have never heard of anyone paying 12 points (which this basically is) however I know people that do it as low as 1% (myself included) most places I see are 1-2% and most charge some paperwork fee.

However, we found we couldn't keep doing that because some people would have 300 transactions per month (how on a rental?)

Should I sell the properties, take the hit, and then buy a new property under a business loan or am I allowed to 1031 while changing ownership to an LLC?
