I manage in C areas and I was wasting money refinishing every 3-5 years because it didn't last due to chipping from normal wear, tenants being too hard on the product destroying it completely, or work defects that caused issues.

I would recommend sacrificing some return and financing the deal so you can get a low-interest rate and stretch your money out a little more.North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, Livingston Park are all but not limited to some areas in Columbus, Ohio I think will gentrify quickly and make for great long term buy and holds.

Places like Berwyn and Oak Park can offer great returns for 2-4 units. 

Hey @Frederick William - Thankfully we don't use a whole lot of stucco here in Chicago, but I have worked with it quite a bit in my past life.As someone mentioned above, likely the horizontal cracks are likely structural...I'd like to see if you can visually see any cracks on the inside...also on the interior of the house look for any windows or doors out of alignment or general cracks in the drywall, these will indicate longer-term structural movement.If you just see it flacking that is just the stucco repair...chip away the flacking to see how deep the cracks go.

For the sake of this post, I will focus primarily on the unincorporated portions of the county and the incorporated peninsula cities consisting of Carmel-by-the-Sea, Del Rey Oaks, Marina, Monterey, Pacific Grove, Sand City, and Seaside.First, the unincorporated area of Monterey County.
